Park Rules and Policies

These are our Park Rules and Policies, please take a moment to carefully review them, to ensure you agree with our terms and conditions. In case you have any questions, we'll gladly answer them. Park Management may modify rules at any time.

Recreational Vehicle (RV) Standards

One RV per lot: Fully self-contained trailers and motorhomes are accepted. No tents or truck campers are permitted.

Condition: RVs must be well-maintained with clean exteriors, no broken parts, and no nonstandard writing.

Restrictions: No window air conditioners, foil on windows, or tarps allowed.

Vehicles & Parking

Parking: Maximum of two vehicles per lot; large or commercial vehicles need approval.

Prohibitions: No mechanic work, washing vehicles, boats, or trailers unless the whole lot is rented for the trailer/boat. Parking in a vacant lot or in a neighbor’s lot is prohibited.

Speed Limit: 10 MPH throughout the park; all signs must be followed.

Motorcycles: Allowed but must be parked in designated spaces.

Towing: Illegally parked vehicles will be towed at the owner's expense.

Guests

Responsibility: Residents are accountable for their guests' actions and conduct.

Duration: Guests can stay for up to seven days unless Management approves.

Absence of Resident: Guests cannot occupy the RV or lot without the resident’s presence unless approved.

RV and Lot Entry by Management

Emergencies: Management can enter Lot or RVs without permission during emergencies or if abandoned.

Maintenance: Management or repair personnel may enter lots for repairs or inspections with 24 hours’ notice.

Pets

Breed Restrictions: Aggressive breeds (e.g., Pitbulls, Rottweilers, Dobermans, etc) are prohibited.

Leashing: Pets must be on a leash at all times outside the lot.

Noise Control: Excessive barking or animal noise is not allowed.

Waste: Pet owners must pick up after their pets immediately.

Accessory Equipment & Structures

Cabanas: No permanent buildings or cabanas allowed on the property.

Porches/Steps: Allowed but must follow governmental building codes and not be anchored into the ground.

Satellite Dishes: Must be mounted on the RV or on a tripod; no installations on fences or trees.

Exterior Storage Buildings: Each site comes with a storage unit. No alterations can be made to the storage building. Any damage to the storage unit must be reported to Park Management.

Fences: No alterations can be made to any fencing already installed on the community.

Prohibitions: No tarps, privacy screens, windscreens, clotheslines, awnings, or coverings are allowed.

Firepits and Grills: Self-contained firepits and grills are allowed, however, residents must exercise caution in both the placement and use.

Lot Maintenance

Lot Appearance: Residents must maintain a clean lot, free of weeds, trash, and debris.

Storage: No unsightly items should be stored outside or under the RV.

Dangerous Materials: No flammable or explosive materials allowed (other than standard household items).

Utility Protection: Residents must avoid digging or driving stakes into the ground to prevent utility line damage. If any utility service provided is interrupted for a reason beyond the Park Management’s control, such as an accident, repairs, alterations, or power outages, the Park Management shall not be liable for any costs from damages incurred.

Garbage Disposal: Trash must be bagged and placed in dumpsters; no bulky items, hazardous materials, or outside trash allowed.

Septic System: NO OBJECTS THAT RESIST WATER MAY BE FLUSHED OR OTHERWISE DEPOSITED INTO THE SEPTIC SYSTEM. THESE ITEMS INCLUDE, BUT ARE NOT LIMITED TO: FACIAL TISSUE, DISPOSABLE DIAPERS, PAPER TOWELS, NAPKINS, TAMPONS, COTTON BALLS/SWABS, CONDOMS OR ANY OTHER PRODUCT THAT IS NOT SEPTIC GRADE APPROVED. GREASE, COFFEE GROUNDS, AND SANITARY NAPKINS OR OTHER INAPPROPRIATE ITEMS SHALL NOT BE PLACED IN THE SEWER SYSTEM. RESIDENTS WILL BE RESPONSIBLE FOR ANY UNPERMITTED ITEMS PLACED IN THE SEPTIC SYSTEM, AND THAT PAYMENT WILL BE DUE AND PAYABLE UPON RECEIPT OF ORIGINAL INVOICE/BILL FOR DAMAGES.

Laundry & Amenity Areas

Cleanliness: Residents must clean washers and dryers after use.

Prohibitions: Dyes, or bleaches are not allowed. No pets inside the laundry, and no glassware may be taken into the laundry or amenity areas. Smoking is not permitted.

Music & Electronics: Devices are permitted only with headphones.

Use at Own Risk: Park Management shall not be responsible for loss, theft, or damage of personal property left unattended at the laundry mat or amenity area.

Additional Regulations

Liability: Ownership will be held free from all liability imposed by law for the injury of people or property damage.

After resident departure: Ownership will not be responsible for any items or equipment left behind.

Firearms: Shall be kept in compliance with all applicable State and Federal Laws. No items are allowed that may be mistaken for a weapon. No fireworks or campfires are allowed anywhere on the property.

Quiet Time: Quiet hours are from 10:00 PM to 8:00 AM. No loud music or disruptive noises during this time.

Request to Vacate

Payment Policy – No Pay, No Stay

All rent, fees, and charges must be paid in full and on time as agreed. Failure to pay will result in immediate termination of your stay and removal from the premises. No exceptions will be made.

Park Management reserves the right to refuse use of premises to anyone and to have any resident or guest removed with or without prior notice for violation of Rules & Regulations or interference with Park operations, stated here or published hereafter. Failure to comply with a demand to depart may result in violation of trespassing laws and towing of the RV at the resident’s expense. The owners and/or park management are not liable for the RV towing expenses or any secondary damage to the unit.

Background Checks

Required for residents staying over 30 days to ensure community safety.

Late Fees & Overdue Charges

Grace Period: 3-day grace period after the due date.

Penalties: $20 penalty on day 4, and $5 per day starting on day 5.

Vacate: Resident must vacate the lot after 7 days of non-payment.

Cancellations & Refunds

Host Cancellations: Full refund provided if initiated by the park.

Guest Cancellations: There is a cancellation fee of $5 that will apply to any cancellation. Full refund (minus processing fees) if canceled 7+ days before move-in. No refund for cancellations less than 7 days before the move-in or during the reservation.

Return of Keys

Upon leaving, if the resident doesn't return all keys, Park management will deduct $25 from the deposit for replacement
